We are looking for a Maintenance Manager for our Head Office in Erith. 

 The Role.

Responsible for overseeing and managing all maintenance activities within the facility, ensuring the smooth and efficient operation of all equipment, systems, and infrastructure. This is a solo role that requires an individual with a comprehensive, all-around knowledge of maintenance, capable of handling various tasks independently. You will be responsible for both preventive and corrective maintenance, troubleshooting, and repairs, ensuring that all facilities meet safety and regulatory standards. They will also be expected to manage inventory, liaise with external contractors, and maintain accurate records of all maintenance work.

This role requires a hands-on, highly skilled individual who is capable of managing all aspects of maintenance independently, ensuring that the facility operates at optimal performance at all times.

Our working hours are Monday to Friday, 7.30 am to 5.00 pm 

Key Responsibilities 

Facility Maintenance: Oversee the general upkeep and repair of the building and grounds, ensuring all areas are clean, safe, and well-maintained.

Preventive Maintenance: Develop and implement schedules for routine maintenance tasks, including inspections, cleaning, and repairs, to prevent unexpected breakdowns or issues.

Painting & Decorating: Manage and carry out painting and decorating tasks across the facility, including touch-ups, full repaints, and ensuring a high standard of finish.

Plumbing & Electrical Maintenance: Perform routine checks and minor repairs on plumbing systems, electrical fixtures, and lighting to ensure everything is functional and up to code. Including PAT testing.

Building Repairs: Handle general repairs including fixing windows, doors, walls, floors, and other structural elements of the building.

Health & Safety Compliance: Ensure the facility complies with all relevant safety standards and regulations, conducting regular risk assessments and safety inspections.

Vendor Management: Coordinate with external contractors for specialized repairs or services, ensuring quality work is completed on time and within budget.

Inventory Management: Maintain and manage an inventory of maintenance supplies, tools, and materials, ensuring adequate stock levels and ordering replacements when needed.

Budgeting & Cost Control: Assist in the preparation and management of the maintenance budget, tracking expenses and identifying areas for cost-saving initiatives.

Emergency Response: Act quickly to resolve any maintenance-related emergencies, ensuring minimal disruption to operations and the safety of all personnel.

Documentation & Reporting: Keep accurate records of all maintenance work performed, including repairs, inspections, and inventories, and report on the status of maintenance projects to management.

 

Education/Qualifications/Experience:  At least two years of hands-on experience in maintenance or facilities management.

Technical Skills: A strong understanding of general maintenance tasks (plumbing, electrical, carpentry, painting) and the ability to manage preventive maintenance schedules.

Health & Safety Certification: Knowledge of safety regulations and certification in health and safety practices is important for ensuring compliance with legal requirements.
